I was explaining this to my father the other day. He’s considering moving and I did a little math for him on what the payment would be if he buys something at the same price point. Mortgage would go up over 50%.
It’s honestly astonishing the markets been flat with the increased rates. People shouldn’t, but they buy as much as they can possibly afford/can qualify for more often than not. With current rates the most people can afford is much more often becoming nothing.
I got lucky and bought a house when interest rates were still pretty low, though not rock bottom. I appreciate and am grateful for that, especially considering that I never in my life believed that I would be able to buy a house. However, I don't like the house and would like to sell it and move in a few years, but it seems so unlikely to be realistic. The low interest rate is a benefit and a burden.

Like California right is almost always more left leaning than the US federal left. Similar with Canadian right is more left than US left. But of course, california right is gonna be more right than california left, and canada right is gonna be more right than canada left.

Canadian right (CR) is for single payer public health care. US left (UL) is not, the “Obamacare” is significantly more right. So CR is more economic left.
CR is less militarized than UL. So CR is more libertarian.
CR is more pro-immigration than UL. All spectrum of the current Canadian government is supporting the current immigration influx, despite all its controversy. So, again CR is more libertarian.
CR’s budget always had higher allocation to retirement, unemployment, maternity/paternity leave, etc. than UL. More left again.
So forth…
Sure, you’ll might find some points where CR is seemingly more ideologically more authoritarian right than UL. But show me a single major government budget where CR has ever been more economically right than UL. Prove me wrong.
Got it 2 decades ago. Downside is my balls hang lower. Which has caused discomfort riding bikes. Finding the right underwear has been crucial for comfort. The other pain is my balls hitting the water, I don't like toilet water on my balls
Water is at the bottom like normal toilets. Probably have 3-4 inches of sack hanging. Some toilets are deeper than others, public vs private mostly. The worst are the almond shaped public toilets that are really shallow
Each public toilet that does not have a tank in the back can have the water level adjusted. I have seen some bathrooms with identical toilets where the water is anywhere between 5 to 8 inches down from the seat.
Yes, I have preferred toilets at work due to low hanging balls and dislike of ball sweat tea.

It can run on a Raspberry Pi 2. It’s not going to transcode, mind you, but works great - though I’d recommend a real drive, I was using one and it wore out its boot card.
I used to run it on a pi4, and pi2 before that. Something broke somewhere in my my install outside of Plex, I plan to get the project back up once and try jellyfin is a little more supported than it currently is.
DIY Netflix and Spotify in one. You need hardware to run it on. So a computer and storage for the media. You could try it on any computer. For real use, a dedicated machine (doesn’t have to be expensive) is ideal. For example, I have a ThinkCentre 715q with 4 disks attached to it in a cardboard box running it. You can watch and listen to your stuff from anywhere. Your phone, laptop, desktop, smart TV, Chromecast, etc.
I run it on a Synology Diskstation for plenty of storage and enough “oomph” for transcoding all in one gizmo. That also paired up nicely with an HD Homerun network TV tuner running up to an attic antenna to add local broadcast channels. It does a great job wrapping that with a cable-style menu and DVR.
That’s the point though. It’s really good to have a website selling DRM-free FLAC music instead of “streaming” it to you for a subscription fee. If “Songtrdr” fucks up bandcamp I’m going back to pirating indie releases which sucks but if they aren’t gonna sell me DRM free uncompressed files…
The only alternative I know is 7digital. Their Dutch store doesn’t always have the latest albums, but they do offer some in a higher quality than Bandcamp (not like I can tell the difference though)
I mean, if you had millions of rubes willing to empty their pockets if you do much as sneeze, why wouldn't you save your money and let the gullible foot the bill for you?
